We send out distributiions every quarter on the 15th of the month. But if for some unseen reason(s), we may have to withhold distributions to maintain the property. For instances, if the asset isn't peforming as we had hoped or thought. We may have to prioritize making sure that we can take care of the property instead of losing it. By reducing the amount of cash flow that's being distributed to weather the storm. Which is just one example of what we would do if such a worst case scenario were to happen.
For all of our investments, we aim to hit a specific return being in the range of low double digit numbers involving the Annualized Average Rate of Return, Internal Rate of Rate, and Cash on Cash Return. With this being said, it should not be expected to see these type of returns because these are just financial projections and not actualized gains being made.
For every asset we acquire, we charge a 3% acquistion fee of the purchase price and a 1% asset management fee. Please keep in mind that the fee structure could change depending on each property we buy.
We typically hold our assets for a 5-7 year hold period. Be mindful that we can hold or sale the property sooner or later, if it isn't in the best interest of the market, our investors, and our team as well.
